1. INFORMATION GATHERING Collect all pertinent information about your property to assist in selling for the highest possible price in the shortest amount of time.
2. MULTIPLE LISTING SERVICE We will enter your property in the TReND listing system where it will appear with digital photographs, a description of your property and showing instructions. We will use 360° virtual tours that allow other agents to e-mail interior and exterior photographs to their clients. This gives your home exposure to thousands of real estate professionals working with buyers.
3. FULL COLOR HIGHLIGHT SHEETS We will create an informative flyer for your home detailing its features and benefits. These are distributed to all REALTORS® in our company, to cooperating brokers who have clients interested in your area and also to prospective buyers.
4. CUSTOM MADE BUSINESS CARDS We custom design just-listed business cards showcasing your property that we hand out to everyone. These are an extremely portable, pocketable format for inciting interest and directing that interest to where the details can be delivered in detail.
5. IN-HOUSE AGENT TOUR/BROKER’S LUNCHEON We announce the listing of your home at our weekly sales meeting. We invite all the agents from our office and also all the area REALTORS® to preview your home and we give them lunch. This helps to obtain a lot of exposure as soon as possible. Nationally 80% of all listing sell through broker cooperation.
6. YOUR OWN PROPERTY WEB SITE Preparation of a single property web site dedicated to only selling your home; designed to market your property to the growing segment of the population (over 80%) searching online for their home. As an internet savvy real estate organization we know how to harness the power of technology to market your home.
7. HANG “FOR SALE” SIGN We will have a personalized sign installed that features your home’s web address so that interested people who have driven by can quickly access detailed information.
8. “TALKING” SIGN RIDER This is a sign attached to your for sale sign with a special phone number for people to call for more information. Once they listen to the information about your property they then have the option to be directly connected to us. This also uses call capture technology so that we can screen all leads and make follow-up calls.
9. OPEN HOUSE Open houses will be scheduled as often as deemed necessary. An open house gives your home a tremendous amount of exposure to prospective buyers in a short period of time.
10. NETWORKING We keep area Realtors® up to date on our listings by using blast emails, flyers sent to all area offices and direct voice messages detailing what’s new on the market. We also have a large database of potential buyers that we contact.
11. DIRECT MAIL MARKETING We will target market your neighborhood advising them that your property is available for sale and mail to neighbors and other interested parties. This target marketing includes custom designed postcards with color photos of your property, as well as details of your home.
12. FEATURED PROPERY ON OUR WEBSITE Your home will be on the front page of our website as a featured property complete with digital photos, slideshows, virtual tour, all necessary documentation and professionally written copy. Potential buyers can go on a guided tour of your property online!
13. VIRTUAL TOUR A full color 360° degree virtual tour professionally prepared and produced which is then placed on TReND MLS as well as our website (you are here), our company website (KWCenterCity.com), Realtor.com, Google, Yahoo, Trulia, Point2Homes, Craigslist and others. This makes your home easily accessible to all the buyers searching the internet.
14. STAGING CONSULTATION We will arrange and pay for a professional staging consultation with Staging Spaces a local design firm. You will receive a written recommendation along with the cost to implement their ideas. Many of our clients do all or some of the work on their own; this is completely up to you. A staged house sells for more money and faster and the cost of staging is quite reasonable. Only 10% of home buyers can actually visualize the potential of a home! Home Staging makes your house look bigger, brighter, cleaner, warmer, more loving and, best of all - it makes home buyers want to buy it.
15. ADDITIONAL PROMISES
- We will contact all agents that have shown your home and request feedback from them and their buyers.
- We promise to be available to potential buyers and YOU at your convenience.
- We will advise, assist, help and oversee any repairs needed to make sure your property is market ready and there is no deferred maintenance.
- We will determine the financial ability of the potential buyer to qualify for a mortgage.
- We will prepare closing costs for the potential buyer and also discuss financing options.
